As a landlord renting a property or room in your main home, you accept responsibility for the health and safety of your tenant; this includes, but is not limited to, ensuring a safe supply of water to the building. You are required to mitigate all associated risks by periodically carrying out a suitable risk assessment.

 

The Risk Assessment

As the landlord, it is your duty to assess the risk of the development of Legionella in your water supply. Whilst the regular turnover of the water in residential buildings typically makes them a low risk environment, you are still ultimately responsible for ensuring the accuracy of the assessment, and to review it should building or maintenance work entail any changes to your supply.

 

Who Can Make The Assessment?

You can! You may also contact the Legionella Control Association (LCA) for external expert advice. Once completed, whilst it many not be a statutory requirement to keep a copy of your assessment, we strongly recommend you do so. Keep your tenant up to date at all times so that you both have peace of mind that everything necessary is being done.

Due to the vast variety in terms of size and complexity of different commercial buildings’ water supplies it can be near impossible to develop an intuition as to whether you are in an at risk category or not.

Which testing kit should I order?

It doesn’t have to be exact but we do advise customers to be as accurate as possible. Include any tap that has a hot water feed to it, even though the water temperature may be regulated, with temperature reducing valves or mixers, for example.

Divide this number by two, as we’re looking to test half of all the hot water outlets. This will give you the minimum number of outlets you need to take samples from, to ensure an adequate testing schedule. You can then order the correct kit below.
